Provide oversight and support for planning and management of financial, budget, and headcount targets. Act as a liaison between business leadership, staff, and other key partners. Minimum Qualifications: 3+ years relevant experience and a Bachelor’s degree OR Any equivalent combination of education and experience. Additional Responsibilities & Preferred Qualifications : This job manages global financial analysis and reconciliation for the Corporate Real Estate & Facilities portfolio, including monthly actuals-to-forecast reconciliation, CAPEX/OPEX forecasting and budget tracking, accruals, lease payment processing, sublease invoicing and policy and procedure maintenance. The role builds and maintains rolling capital and operating forecasts, annual project budget trackers, and a master rent roll, while overseeing depreciation of site assets and ensuring real estate obligations are met accurately and on time. This person also delivers monthly financial summaries and variance commentary to leadership, maintains supporting documentation and audit trails for all reconciliation activity, and serves as the primary Finance point of contact for the department. They partner closely with Leasing, Accounting, Finance, Legal and other Places team stakeholders to ensure real estate costs are processed accurately and reflected correctly on the P&L. Essential Responsibilities: Perform monthly financial analysis across the real estate portfolio, identifying variances against budget and prior periods, and reconcile actuals against forecasts and general ledger entries, flagging and resolving discrepancies. Build and maintain rolling CAPEX and OPEX forecasts across the global portfolio, updating models monthly and partnering with stakeholder to reflect current site plans and lease activity. Maintain annual CAPEX and OPEX project budget trackers and roadmaps, monitoring spend against approved budgets and keeping project timelines current across the portfolio. Partner with the different departments within the Places team to prepare and process monthly accruals for real estate and facilities expenses, ensuring accurate coding and support, and reverse/true-up prior period accruals as actuals are received. Process and track monthly lease payments across the portfolio, reconciling against lease terms, escalations, and CAM/operating expense true-ups, and maintain a master rent roll reflecting current payment status and upcoming obligations. Partner with Accounting to ensure all real estate payments are processed timely and accurately on a cash basis and are reflected accurately on the P&L in accordance with accounting policies. Oversee the depreciation of site assets, maintaining the asset list and ensuring depreciation is accurately reflected on the P&L. Develop and maintain all Real Estate & Facilities policies and procedures to ensure consistency, and provide the team with a clear, up-to-date reference as processes and compliance requirements evolve. Deliver monthly financial summaries, analysis and variance
